VALUATION

Firstly, you will need a market appraisal of your property to gain an accurate understanding of the value of your home. Churchill Estates are proud to have been helping the local community move for over 30 years so we’d like to think our extensive knowledge of the local property market and maybe even previous dealings of your property is something you can rely upon. In arriving at an accurate value, we will fully consider your home’s finer details and our long-standing, experienced valuers will also utilise our exhaustive database of recently sold comparable properties.


We fully appreciate that not all properties will be ready to come to market straight away, and are more than willing to offer advice on how best to prepare your property ready to come to the market to ensure we have the best chance of achieving the highest possible price for your property. Our market appraisal appointments are strictly free of charge and without obligation.


READY TO GO!

Having received your appraisal, and provided that you are comfortable, satisfied and ready to proceed we will arrange to undertake the preparation of the marketing details. We take great pride and understand the importance of ensuring that your home is presented to the highest possible standards to help maximise the exposure of your property and always strive to make sure we utilise market leading technology from professional photography, detailed floorplans to video tour featurettes.


MARKETING

Before we push the green button, we will send the prepared marketing details of your home to you for your approval. This will give you then chance to provide input should you wish to make additions or remove anything from the property advert. We will also discuss and agree on a marketing strategy, this will include:


For Sale’ Board – We don’t like to assume that you would be happy for a board to be erected outside your home without agreement, and will discuss the positives that an advertising board can bring for marketing but also understand that you may appreciate some discretion.


Window Display - Your property will be prominently displayed with feature internal and external photos of your home within our well-positioned high-street offices’ window display.


Email – Initial email mailshot of your property advert to our extensive database of registered prospective buyers throughout our seven offices via our linked database.


Website – This is updated daily, and full details of your home are placed on our website within hours of your approval to proceed with full marketing. Potential buyers will already be registered on our website and will be anticipating the arrival of your newly listed property for sale.


Online Property Portals – Besides the exposure our own website can offer we have spared no expense in ensuring your property will feature prominently on all of the major property portals such as Rightmove, Zoopla & OnTheMarket.


VIEWINGS

All viewings can be accompanied by a member of our sales team who will ensure they are furnished with as much information as possible about your property to be able to answer any questions raised about your home and your position to manage expectations that could become the foundations of any offer. Understanding your position moving forwards and details about your home are vitally important to help us effectively manage any interest we receive for your property, so forgive us for asking lots of questions!


KEEPING YOU IN THE LOOP

We place great pride and importance on our conscientious sales management. We will promptly provide you with honest feedback from each viewing of your home. It is important to understand the thoughts of potential buyers to help realise any factors affecting the saleability of your property.


OFFERS

Once we receive an offer for your property, we will work to confirm the full position of the interested party to help you make an informed decision on whether to proceed. Each offer is financially substantiated to give you and ourselves the confidence in the financial capabilities of the prospective buyer. If the buyer is a ‘cash’ buyer, we would request proof of, and source of funds to again give you and ourselves the confidence when making a decision.


Understanding your preferred timescale is vitally important in managing expectations with the buyer at the offer stage and could prove pivotal further down the line. It may also be prudent to notify us of any items within the property that are negotiable to be included within the sale that could help in the negotiation process.


AGREEING THE SALE

Once the sales has been agreed, and if you haven’t already done so, you will need to instruct a solicitor and, should you require assistance, we will only be too pleased to recommend a reputable local solicitor to help things run as smoothly as possible.


The solicitors will then write to all parties confirming their instructions after we have raised the initial memorandum of sale. The buyers will instruct a surveyor to conduct a survey of your property (the “agreed sale” is subject to the contract and any survey) and the buyers’ mortgage offer (if required) will also be subject to the results of the survey. The buyer may not necessarily require a survey but solicitors will normally recommend that they have one carried out.


The sellers’ solicitors will request the title deeds from the lender (if appropriate) or yourselves as the seller and the fixtures and fittings form must be completed at this stage.


The solicitors draw up the draft contract which sets of the Terms of the Sale and sends it to the buyers’ solicitor together with all relevant documents. Any enquiries will then be raised, the Title Deeds and Lease (if applicable) will be checked and local searches carried out.


Once the draft contracts have been approved, it can be signed by both parties.


UPDATING ON YOUR SALE

We aim to keep you regularly appraised of your sales process right through to completion. We will liaise with between your purchaser, the legal representatives, surveyors and mortgage lenders in order to ensure that your sale is progressed as smoothly and as stress-free as possible, providing you with regular updates at every turn.


EXCHANGE OF CONTRACTS

This is the point where the sale become legally binding, a completion date will be set which is mutually agreed between yourself and your buyer. As long as the mortgage offer has been received and cleared funds placed with your buyer’s solicitor, a mutually convenient date can be agreed for the formal exchange of contracts to take place.


COMPLETION

This the time we have all been working towards! The completion/moving date, your solicitor will confirm once funds have cleared into their client account signalling the completion of the transaction. You will receive a phone call from your solicitor confirming completion and at this point we will be instructed to release keys to the new owners of the property. You can now pop open the champagne!
